Boundary Surveys


- ALTA/ACSM Land Title Surveys: ALTA (American Land Title Association) and the ACSM (American Congress on Surveying and Mapping) have codified certain detailed boundary and as-built survey requirements so that title companies can review and provide title insurance for certain developments. This level of boundary survey is usually only required in special circumstances.


-Boundary Surveys: Boundary Surveys take title documents or original surveys to reestablish property lines and depict them on a drawing or plat. The plat will describe the tracts improvements, above-ground utilities, and any encroachments and their location along the property lines. All property corners are found and flagged or replaced in the case they have been destroyed.


-Boundary corner & line locations: This service provides the marking of property corners and wooden stakes placed along the property lines to be a visual marker for homeowners to build fences or landscape. This service helps to  prevent or show encroachment issues. A plat is not provided as part of this service.


Subdivisions


- Estate Surveys:  The Estate Survey is a mandatory survey for subdividing property to transfer title to family members, its also known as a minor subdivision plat or exemption plat. Subdivisions in general undergo more stringent municipal review and approval.

-Residential and Commercial Subdivisions:  Jordan-Parker Land Surveying provides planning services from preliminary to final plat for any residential or commercial subdivision. This also includes services like site plans, house location plans, septic plans, etc.

-Engineering Base Maps: An engineering base map is a snap shot of existing site conditions and provides relevant data for construction planning. Jordan-Parker Land Surveying can compile accurate survey data for any construction project so that development planning can take place efficiently and cost effectively.


-Topographic Surveys: Topographic Surveys are surveys that measure the elevation of land features that are depicted as contour lines on a drawing or plan. This service is usually used in the planning or design phase of a project.


-Wetlands and stream buffer locations: Federal, State, and local municipalities increasingly require stringent buffer regulations along state waters. We can provide detailed wetlands and stream locations so that all buffers are recognized and adhered to on any project.


-Utility Inventory Surveys: Jordan-Parker Land Surveying can provide detailed storm water, sanitary sewer, domestic water, or natural gas inventory surveys for any private or municipal projects.


-As-built Surveys: As-built Surveys show all existing improvements on  a site after a construction project is complete. This service is usually done for municipal review and approval to confirm the project was constructed as planned.

-Commercial & Residential Construction Layout: Jordan-Parker Land Surveying provides the complete range of construction layout services for residential, commercial, and municipal developments. This includes services such as staking of clearing limits, grade stakes, curb or roadway staking, slope staking, detention pond staking, and utility staking such as storm water structures, sanitary sewer structures and domestic water.  We also perform builder services such as foundation staking, retaining wall layout, and septic system layout.
